“Landlords have a legal duty to ensure that the electrical installation and appliances are safe before a tenancy begins and throughout its duration”.

• From the 1^st July 2020 all new tenancies will require an Electrical Installation Condition Report.
• From the 1^st April 2021 all existing tenancies will require an Electrical Installation Condition Report.

These EICRs then must be carried out on a five year basis in England, and recommended the same in Wales.

A formal interim inspection is required at change of tenancy to determine if the property is safe to re-let.

Smoke detection devices should be installed to each storey of living accommodation and CO detection in any room of living accommodation where there is a solid fuel burning combustion appliance. www.legislation.gov.uk/

Noncompliant electrical installations should be classified into three categories or codes.

• Code 1 (C1) Immediate Danger / Disconnection or Repair to be carried out immediately.
• Code 2 (C2) Potentially Dangerous / Urgent Action required within 28days.
• Code 3 (C3) None Compliant with the current IET BS7671 regulations but not Unsatisfactory.

Local Authorities can fine landlords up to £30,000 for each breach of the regulations.

Every electrical installation deteriorates with use and age, you must ensure that your tenant(s) or anyone entering or using your property – are not put at risk, by ensuring that the electrical installation remains in a safe and serviceable condition. † IET BS7671:2018

Electrical appliances within tenanted properties should be checked for British Standard Kitemarks / CE & BEAB Marks, and tested to IET standards annually.  We can carry out this service during the fixed wiring EICRs condition reports or Interim Inspections at an additional cost of £2.75 +vat per appliance.

We will check for manufactures product recalls and issue a PAT certificate listing all the appliances tested within the property.
