The Ministry for Housing, Communities and Local Government (MHCLG) has introduced legislation for landlords in England to make it a mandatory requirement to have electrical safety checks carried out in their properties.
These electrical safety checks are to be carried out at intervals of no more than 5 years by a qualified and competent person.
“Landlords have a legal duty to ensure that the electrical installation and appliances are safe before a tenancy begins and throughout its duration”.
These EICRs then must be carried out on a five year basis in England, and recommended the same in Wales.
A formal interim inspection is required at change of tenancy to determine if the property is safe to re-let.

Electrical appliances within tenanted properties should be checked for British Standard Kitemarks / CE & BEAB Marks, and tested to IET standards annually. We can carry out this service during the fixed wiring EICRs condition reports or Interim Inspections at an additional cost of £2.75 +vat per appliance.

After the Inspection works we will issue you with either a Satisfactory or Unsatisfactory Electrical Installation Condition Report.
If the Electrical report is Unsatisfactory we can discuss any remedial works that might be required for compliance with the Wiring Regulations.
Once the remedial works are completed we can issue you a Satisfactory EICR Electrical Installation Condition Report.
